Initial fees for listing a home on the MLS are covered entirely by the seller, including all marketing and associated costs. The seller assumes responsibility for these expenses to ensure the property's visibility.
Negotiable rates are available from agents with varying experience levels, affiliated with lesser-known brokerages. These agents might offer incentives to attract listings, despite potentially less comprehensive seller protection.
Sign a Listing Agreement with Jason and Kelli with agreed upon success fees for selling your home and full knowledge of all services offered, including the advantages of listing with experienced agents and a highly reputable brokerage.
CONSULT
The seller bears full legal responsibility for accurately completing all required, listing-related paperwork, with minimal suggestions provided by the MLS listing service regarding the home's listing.
Get a list of basic tips for listing a home with a possible in-person visit to the property for signing paperwork and other listing-related matters.
Our initial in-person walkthrough focuses on maximizing home valuation and buyer attraction. It includes a comprehensive explanation of listing paperwork and a client-centric timeline. A preliminary title report is ordered from a reputable title company.
PREPARATION
The seller is responsible for knowing what preparations are needed to sell the home, identifying contractors, and managing the preparation timeline. This includes coordinating all tasks to ensure the property is market-ready according to schedule.
Only essential listing preparation services are offered, aimed at helping sellers with the basic requirements to ready a home for the market, focusing on straightforward tasks without extensive support.
Receive room-by-room staging consultation to accentuate the home’s strengths and increase buyer appeal. If needed, a list of dependable and competent referrals provided for most any pre-listing issues, fixes, and improvements.
pricing
The seller relies on property search websites and automated pricing algorithms to set their home’s listing price. However, it is important to note that in many states, details of final home sales are not publicly accessible, which can impact the availability of accurate pricing data.
Although agents have limited access to MLS information on comparable homes, the ultimate decision regarding the listing price rests with the seller. This process may involve considering several market factors, but the responsibility for the final decision lies with the homeowner.
With all listings we do a deep dive into current listings and recent pending, sold, and expired listings with MLS-based research and interviewing listing agents for real-time market demand and offer activity. Sellers receive our report on the competition and recommendation on a viable list price.
MARKETING
The seller manages decluttering, staging, and photographing each room, and may add home tour videos, digital floorplans, and drone images. These enhancements, while complex, are out-of-pocket expenses for the seller.
If the limited-service agent has a high-quality camera phone, they might offer video tours, digital floorplans, and drone footage, though this is not guaranteed.
Coupled with our pre-shoot staging recommendations, our online images of the property draw buyers’ attention. This includes professional photography, videography, digital floor plans, and drone footage.
MATERIALS
Sellers must create, acquire, and finance their own marketing materials, including yard signs, directional signage, and fliers. These efforts are necessary to ensure visibility but incur out-of-pocket costs for the seller.
Some limited-service agents provide fliers at an additional cost, but the availability of yard signs and other marketing materials might be limited or absent. This can vary significantly depending on the agent’s resources and the service package purchased by the seller.
Our team designs all print and digital marketing materials that include yard signs, high-quality fliers, and feature cards. To reach 100% of viable buyers, we unleash a digital tsunami of advertising that includes social media ads, e-fliers for thousands of agents, and more.
Sellers handle all inquiries and showing appointments, necessitating their presence onsite during agent previews and client viewings. This direct involvement requires significant personal time and effort, as sellers must accommodate various schedules and ensure the property is presented optimally at each showing.
Sellers often manage the time-consuming and life-interrupting task of fielding inquiries from agents. Additionally, the responsibility of coordinating and tracking both agent previews and buyer showings falls entirely on the seller, adding to the logistical challenges of selling their home.
We field all email, phone, and text inquiries about the property, schedule private showings, and coordinate Open Houses. Buyer’s agents receive a fact sheet before showings and a follow up call afterwards. Clients receive regular updates on showing activity, feedback, and market demand for the home.
NEGOTIATIONS
A flat-fee listing service should collect and present all written offers to the sellers. FSBO sellers are on their own. Ultimately, the seller negotiates with the buyer’s agent…from mutual agreement through closing…including adhering to the contractual timeline and deadlines.
They may or may not consult or assist with negotiations surrounding the purchase and sale of the property. Negotiations can and do occur during the inspection period, surrounding financing and appraisal contingencies, and with closing and possession.
We negotiate the best offer price and terms for our sellers. Our team tracks the timeline of key dates (contingencies for title, inspection, financing, appraisal, etc.). If something comes up that results in further negotiations, we inform our clients and handle it throughout the transaction.
Coordination of the signing of documents, closing on a home, transferring keys, and possession of home is a whole lot of stress for a seller. Especially someone selling it on their own.
There is not a lot of information about what a limited-service agent does surrounding closing. Ask a lot of questions and hope the transaction doesn’t go south in the eleventh hour.
Leaving nothing to chance, our team ensures the transaction closes on the agreed upon date. We are in constant communication with the buyer’s agent and lender, and the Escrow team to avoid surprises.
